What are Tenant Improvements
Tenant Improvements (TIs) are like a remodeling project for your business space. The structure remains intact, but major changes are made to specific areas to better suit your needs. TIs are typically included in a lease agreement to customize the space for the tenant’s business needs.
Unique Challenges of TIs
Although less expensive than building from scratch, TIs present unique challenges. However, one advantage is the ability to incorporate existing building characteristics into a new vision for the space. For instance, an old church could be transformed into a restaurant, or an insurance office could become a medical suite. Plus, existing foundations, utilities, parking lots, framing, and roofing can save money.
There are many types of TIs, such as:
- Interior shell building finishing (empty shell structure built out into offices/warehouse)
- Major remodeling of a commercial interior (complete floor plan rework of existing office)
- Minor remodeling of an interior (remodeling the bathrooms only in an office)
- Complete interior and exterior overhaul (drastically changing/combining structures inside & out)
- Adaptive reuse (similar term to tenant improvement, but usually involves historic buildings)
TIs require additional expertise to use existing infrastructure effectively. Investigations, evaluations, plans, and construction must address the existing structure to incorporate changes. Good news, such as an intact parking lot, may quickly turn against you when you need to replace utilities and tear up the parking lot to access them.
